All the rooms are lovely decorated with much emphasis to the smallest detail, which will make you feel immediately at home. The seven bedrooms are distributed as: 4 double bedrooms in the first floor and 3 double bedrooms at the ground floor plus a separate Guest toilet. 3 cozy living rooms with fireplaces, a library full of books in the corner to read on the comfortable sofas, a panoramic 42 TV, stereo equipment, etc. The decoration is a lovely eclectic collection of antique agriculture tools, typical for the region in times gone by. Its an ideal place to daydream while enjoying the country tranquility only disturbed by the singing of the many local birds. For any celebration, big or small, there is a large semi-industrial kitchen available, fully equipped with refrigerated counter, hob, oven, dishwasher, microwave, freezer, washing machine, etc. Also included are a variety of additional kitchen appliances such as coffee machine, toaster, mixer etc. Outside the house, we offer you an area of 4500 m2 private gardens with flowers and different types of trees, among them some very nice fig trees. Its a natural show of smells and color depending of the year season. A fantastic pool (size: 4,5m x 9m, and 1m to 1.8m deep) closed by an extra fence for children security with pine trees and grass. The pool area is equipped with 8 deck chairs and a table with 6 comfortable chairs - which you can put in the sunshine or in the shadow. Directly beside the pool area there is a large place where you find a covered parking place for 6 cars, and there is more than enough space to play football, basket, Ping-Pong and Tennis - offering both children and adults lots of outdoor exercises. The absolutely Highlight of this country house is the amazing large covered barbecue area for your outdoor events, with a huge wooden table 1.80x2.50m and its benches around. Perfect to enjoy most of the outdoors experience. From the Barbecue area you have a lovely view to the pool and its garden! For some smaller groups you can find directly outside the kitchen a beautiful nice flower covered sitting area with a table and 8 chairs. From there you have a nice view to the garden pool area too. You can enjoy the company of your family or friends with complete freedom, surrounded by nature.Maid service is available at additional cost for all villas. If you choose to travel without adequate holiday insurance cover, we will not be liable for any losses however arising in respect of which insurance cover would otherwise have been available.Damage deposit / Accidental Damage Waiver (ADW)The Manager charges an Accidental Damage Protection Fund which is a non-refundable one time payment of 45 Euros and cover unintentional damage to the rented holiday home and its inventory during your stay. Repairs will be handled and paid for directly by the Property Manager to a total maximum value of 500 EUR. Please note that this fund does not cover willful and negligent behavior or vandalism. The guest must ensure that the property is returned in a presentable and tidy state including the washing-up of dishes, cutlery, and kitchen utensils etc., emptying of the refrigerator, the freezer, dust bins, cleaning of the BBQ and removal of rubbish/trash. This is also valid although the guest has paid a final cleaning or such a cleaning is already included in the rent. A generous allowance of water and electricity is included in the rental price; however, you will be charged for abuse of these services (leaving water/hoses open and running for long periods of time, door/windows open when using air-conditioning/heating, etc.) Water and electricity readings are taken before and after every stay in every property.Party SizeAt no time must any more persons occupy a property than stated on the booking form, except with prior written agreement. Property StandardsWe have carefully selected and inspected all the properties that we advertise and we endeavor to maintain high standards. However, if you have a problem during your holiday, immediately inform the local representative who will then endeavor to put things right. If you fail to do this we cannot accept responsibility, as we have not had the opportunity to investigate and rectify the problem. Change and Non Availability of accommodationOn rare occasions it may be unavoidable to change your chosen villa because of circumstances beyond our or the owners control; we will endeavor to inform you of this asap and offer you either alternative accommodation of similar or superior standard, a refund if nothing is suitable or discuss other options. Air ConditioningAir conditioning means units in at least 2 areas of the villa (for example, living room and bedroom).
